# Move-Out Inspection in California: How to Run Yours

A move-out inspection in California is a walk-through you request near the end of your tenancy. You leave it holding your landlord's own written list of everything they intend to charge you for. Nobody books the appointment on your behalf. Two things decide whether that list is worth anything: how early you request it, and how empty the apartment is on the morning the manager walks it. This is written for tenants in Los Angeles and Orange County with an end date and a deposit they would like returned. To get the truck in ahead of your walk-through, call [(818) 391-8215](tel:+18183918215) and we will work backward from the date.

## At a glance

- Request it in writing on the day your notice goes out. It is one email, and absolutely nothing happens until somebody sends it.
- Rules exist around notice and timing. Your landlord and the state's own published guides are where those belong, rather than a moving company's blog.
- Empty rooms produce a specific list. Furnished rooms produce a vague one, and whatever your furniture covered remains unsettled.
- Allow twenty to forty minutes for the walk-through of a one-bedroom, and most of a weekend for the repairs it identifies.
- Book the crew before agreeing an inspection date. Movers run out at month-end considerably earlier than landlords do.

## What a move-out inspection in California actually gets you

A move-out inspection in California gets you one useful document. It is a dated list, written by your landlord, of the repairs and cleaning they propose to deduct, handed over while you still have days available to act on it.

**A move-out inspection** is the walk-through a California tenant may request in the closing stretch of a tenancy, ahead of the final one that happens after the keys go back. **The itemized statement** is the paper you leave holding, naming the repairs and cleaning your landlord proposes to charge against the deposit. **A move-in condition report** is the checklist you completed during your first week in the apartment, and it is the only surviving record of how the property looked before you lived in it.

Rules are attached to all of this: when the walk-through may happen, how much notice your landlord owes you, what the statement has to contain. I move households for a living, and I am not going to paraphrase a statute at you. The [California Courts guide to security deposits](https://selfhelp.courts.ca.gov/guide-security-deposits-california) and the [Attorney General's consumer sheet on deposits](https://www.oag.ca.gov/system/files/media/Know-Your-Rights-Security-Deposits-English.pdf) are short, plain and free. The state's own [moving-out chapter](https://www.dre.ca.gov/publications/ResourceGuidebook/gb10_movingout.html) covers identical ground. Read one of them, then ask your landlord to confirm the timing in writing.

## Request it the day your notice goes in

Request the inspection on the same day your notice goes in, and request it by email. A dated message sitting in your sent folder settles any later disagreement about whether you actually asked. One short paragraph does the entire job: say you would like the pre-move-out inspection, say you would like to be present, give your final day, and offer two or three mornings that week.

Put two additional questions into that same email while you have the manager's attention.

- What does the building consider a full clean at move-out? Managers have a standard, it is rarely written down anywhere, and asking about it now costs nothing.
- Do they still hold your move-in condition report? If they do, request a copy. If nobody can locate one, that is worth understanding before anybody starts naming marks on walls.

If your landlord never brings the inspection up, ask regardless. Plenty of smaller landlords in [Los Angeles](https://agmovingservice.com/service-areas/los-angeles/) operate three or four units as a sideline and have simply never been asked for one.

## Load the truck first, then set the date

Load the truck before the walk-through, and every other part of this becomes easier. An empty room can be inspected properly. A furnished one cannot, because the manager is only looking at the parts of your home your possessions are not standing on.

Consider a one-bedroom walked with the couch against the long wall and a stack of cartons in the hallway. Nobody examined that wall or that section of floor. Neither is resolved, and both can still appear on a bill after you have handed the keys over.

Sequence the whole thing like this.

1. Book the crew two to four weeks out, and earlier if your date falls in the last week of a month, because that is when most leases in the county turn over.
2. Schedule the walk-through for two or three days after the load and inside the last two weeks of the tenancy, which leaves you time to clean and still be present for it. Ask earlier than that and your landlord may decline.
3. Keep the remaining days clear for whatever the list identifies.

Give a studio most of a morning and a two-bedroom most of a working day, with stairs, a shared elevator and a long walk to the truck all pushing that upward. Your written estimate settles the real figure, and that figure caps the bill, so describe the stairs at quote time rather than on the day itself.

One thing worth understanding about the load: the crew straps padded shields over the doorframes and runs floor protection down the hallway before anything heavy moves. A gouged frame on move-out morning becomes a fresh line on a list you were trying to shorten. Our [apartment moving](https://agmovingservice.com/services/apartment-moving/) crews handle that as standard.

Keys to the next place rarely arrive the same week the old lease expires. That gap is what [storage](https://agmovingservice.com/services/storage/) solves: we load out, hold everything, and redeliver on whatever date you name. In [Long Beach](https://agmovingservice.com/service-areas/long-beach/) and [Glendale](https://agmovingservice.com/service-areas/glendale/), where much of the rental stock is mid-rise, add the elevator reservation to the same calendar. The crew, the elevator window and the manager all have to agree on one morning. Gated communities in [Irvine](https://agmovingservice.com/service-areas/irvine/) move that problem to an office instead: the association books the move window and wants a gate code and a name at the kiosk, and it closes for the day well before your load does.

## Walking the unit: one loop, one photo per item

Walk the unit in a single unbroken loop, and photograph each item the moment the manager names it. Start at the front door and travel clockwise. In every room take the same order: floor, walls, window, fixtures, then the closet. Open the oven, the refrigerator and every closet door, including the one nobody has opened since you moved in.

Then make the manager be specific. A note reading "carpet" gives you nothing you can act on, while "traffic lane in the hall carpet" tells you exactly where to spend Saturday. For example, "clean kitchen" might mean the oven, the range hood filter or the refrigerator door seals, and those are three separate afternoons. Ask which one, and write the answer down while they are standing beside it.

Two things to settle before the manager leaves.

- Take the written list away with you, or establish exactly when it will arrive and where it will be left.
- Read it back item by item, and confirm the room and the surface for anything vague.

## When the apartment cannot be empty in time

An apartment that cannot be emptied in time still supports a useful inspection, with two adjustments. Clear one room completely, and pull the furniture in the other rooms away from the walls. That is half an hour of work, and it opens up most of what matters.

Then keep your own record of the gaps. Write down precisely what stayed covered while the manager was there: "wall behind the wardrobe, back bedroom" rather than "bedroom". Photograph each of those places the moment the furniture goes out the door, with the date on the file. Your landlord's list says nothing whatsoever about them, so your photographs become the only dated account of their condition. What separates ordinary wear from chargeable damage is a subject of its own, and our post on normal wear and tear works through it surface by surface.

## Working through the list without creating a new one

Work through the list in one order: repairs first, cleaning second, photographs last. Sanding and touch-up paint generate dust, and dust lands on everything you have already cleaned.

- Ask the manager for the original paint color and sheen, or for the leftover can. A hardware-store match in the wrong sheen reads worse across a wall than the scuff you were covering.
- Fill holes, allow the filler to dry completely, then sand. Rushing that step leaves a ridge you can see from the doorway.
- Clean carpets after the furniture is out, never beforehand. Damp carpet under a couch leg for two days becomes a mark of its own.
- Photograph each repaired item from the angle you shot during the walk-through, so the pair reads as before and after.

Repair what the list identifies, then stop. Repainting a wall nobody mentioned is a reliable way to lose a Saturday and start an argument you never needed to have.

Keep everything in one place: the request email, the itemized statement, the walk-through photographs and the after photographs. Give your landlord a forwarding address in writing as well, because the deposit and the final statement get mailed to it. Filing a [USPS change of address](https://www.usps.com/manage/forward.htm) a week early catches whatever the landlord sends late. If a charge eventually appears that you cannot square against the list, California's [small claims self-help pages](https://selfhelp.courts.ca.gov/small-claims) explain the route. The rest of the move-out calendar sits in our guide to [moving out of a California rental](https://agmovingservice.com/blog/moving-out-california-rental/).

## Book the move around the walk-through

Book the move first, then hang the walk-through off it, and the sequence looks after itself. We run seven days a week, and the crew your home needs is priced into the quote before the day. The written estimate arrives before anybody lifts a carton, and it caps the bill. What actually moves that number is laid out on our [moving costs](https://agmovingservice.com/moving-costs/) page.

## Frequently asked questions

### What is a move out inspection in California?

It is a walk-through of your rental that you request from your landlord near the end of the tenancy, and you leave it holding a written list of the repairs and cleaning they intend to charge against your deposit. The point of the exercise is timing. You receive that list while there are still days available to deal with what is on it, instead of reading about identical items several weeks later. Nobody arranges the appointment for you, so send the request in writing.

### How long does a move-out inspection take?

Twenty to forty minutes for a one-bedroom apartment that is already empty, and considerably longer for anything furnished, because the manager stops at every obstruction. A three-bedroom house runs closer to an hour. Photographing each item as it gets named is what adds the time, and that is time worth spending.

### What should I bring to the walk-through?

A charged phone with free storage, a flashlight for the closets and the cupboard under the sink, and your move-in condition report if you kept a copy. Write down the room and the surface for every item the manager mentions. Ask where the written list will be left if nobody hands it to you on the spot.

### Can my landlord charge me for something the inspection never listed?

Some things, yes. Anything your furniture was standing on was never inspected, and damage occurring after the walk-through is new damage. That is the entire argument for emptying the rooms first and photographing them the day the truck departs. If a charge later appears that you believe is wrong, California publishes a plain-English guide and a small-claims route, and a tenant service will help you read your own paperwork.
