Breaking a Lease in California: The Move-Out Plan When You Have Three Weeks
Breaking a lease in California leaves you with a date and not much runway. What you will owe depends on your lease and on how fast the unit re-rents: the state's housing pages explain it, and a tenant service can tell you where you land. What follows is the other half of it, the move-out plan we run for tenants in Los Angeles and Orange County who have weeks rather than months, written from the loading side of the job.
If you already know your last day, call (818) 391-8215 and we will build the estimate around it.
Speed is the part you control. Getting out quickly and leaving the unit ready to show is the practical goal of everything below.
Put your leaving date in writing first. Every booking below counts back from it.
Two calls have real lead time: the elevator reservation and the certificate of insurance your building may want from the mover.
Two movers and a 24-ft truck clear a typical one-bedroom in three to six hours. The hard part is finding a date, not the lifting.
If the next place is not ready, the load can go into storage and come back on a date you name.
What you actually owe is a legal question. We move the furniture; the state and a tenant service handle the rest.
What breaking a lease in California costs, and who can tell you
What breaking a lease in California costs you depends on your lease and on how fast the unit re-rents. Neither of those is a moving company's call. Both are questions somebody else can answer properly, and it is worth asking them in the first week rather than the last.
A lease break is any move-out that happens before the last day printed on your lease. An early termination fee is a flat sum some leases name as the price of leaving early.
Where your own case lands is not something a moving company should be telling you. California publishes its own plain-language housing pages for tenants, and its guide to security deposits covers the money that comes back afterwards. Read those, and take a real dispute to a tenant service or an attorney. If you are active duty and holding orders, a base legal assistance office is free and it is the right first call.
Here is the part that is ours. Two jobs shorten the vacancy, and both are physical. Empty the place fast, and hand it back in a state a stranger would sign for.
The order to work in, starting today
Work in this order, because each step fixes the date of the one after it. Skipping ahead to packing is the common mistake, and it costs a week.
Put the leaving date in writing to your landlord, dated, with a forwarding address on the same page.
Ask the building manager two questions: does the elevator get reserved, and does the office want a certificate of insurance from your mover.
Book the crew for the date in that letter, not the date you are hoping for.
Decide where the load goes. Straight into the next address, or into storage until it is ready.
Buy cartons the same day you book, and start with the rooms you barely use. Wrap and tape ride on our truck at no extra cost, so those are not on your list.
File the mail forward and the utility shut-offs a week before the truck, not the night before.
Empty the unit, clean it, then photograph every room with nothing in it.
A certificate of insurance is a one-page proof of coverage that a building manager asks your mover to send before move day. It is ordinary paperwork for us, and it takes days rather than minutes, which is the only reason it belongs at step two. Buildings in Long Beach, Glendale and mid-rise Los Angeles ask for one far more often than a house does.
Book the crew before the packing is finished
Book the crew first. Packing stretches to fill whatever time you leave it, and a date on the calendar is what stops that.
Month-end is the crush across this whole region, because most leases turn over on the first. The last Friday and Saturday of a month go early, every month. A midweek date is easier to staff, easier to park, and easier on your building.
Our local moving crews price every job before the day, scaling the crew to your home and building the figure into a free written estimate. On a short-runway move a third mover generally shortens the day, because stairs get split between more people. Ask for the job priced at two crew sizes and compare the totals. Double Drive Time is the California rule that counts the travel between your two addresses twice in the hourly arithmetic on any hourly move. It belongs in your quote, not as a surprise on the invoice.
We put the figure in writing before anyone lifts a box, and that written figure caps your bill. Tell us about stairs, the curb and the elevator while we are writing it. Our moving costs page sets out everything else that moves the number, and apartment moving covers how we handle buildings with forms and windows.
Packing fast without breaking anything
Packing fast is a matter of sequence, not of hurrying your hands. Start in the rooms you are not using: the closet you never open, the garage shelf, books, the spare room. Leave the kitchen and the bathroom for the last two days, because you are still living there.
Buy cartons, a marker and painter's tape. Nearly everything else arrives with the crew, including paper, wrap, tape, blankets, door shields, floor runners and up to 8 loaner wardrobe boxes. Clothes on hangers go straight into those wardrobe boxes on the rail they are already on, which saves an afternoon of folding you do not have.
Five rules cover the damage we actually see on short-notice moves.
Heavy things go in small cartons. Books in the smallest box you own, filled level with the flaps, and never in a big one.
Plates travel on edge, wrapped one at a time, standing like records in a dish pack rather than stacked flat.
Televisions ride upright on their edge, padded, never laid face-down on a bed of soft things.
Liquids never share a carton with paper, electronics or clothing. Bag them, or leave them.
Tape the bottom of every box across the seam and then again across the width. One strip is how a box lets go on a staircase.
For example, a dresser packed full of books looks like a time-saver at 11pm and becomes a two-person problem at 8am. Empty the drawers of anything heavy, then leave folded clothes in place. If the weeks have already gone, our packing services crews can usually pack a one-bedroom in a day.
When the next place is not ready yet
A gap between the two addresses is normal on a lease break, and it need not become two moves. Job start dates and lease start dates rarely line up when you are leaving early.
Our storage runs through the crew from end to end. We collect the load, hold it, and redeliver on the date you give us. You never rent a unit, drive a truck or stack a box. Storage is quoted with the move, so the whole gap sits inside one written figure.
Move week in Los Angeles and Orange County
Move week comes down to access, and the curb decides most of it. Some cities want a permit for a truck and most do not. Ring your city's parking desk and ask about your own address, or send the address to us and we will check it while your quote is being written. Anaheim, for instance, takes a parking variance request with five business days of notice, while plenty of neighboring cities publish no route at all.
Then walk your block a few days out. You want roughly 35 feet of clear curb for a truck with the ramp down, the street sweeping day at both ends, and any low branch over the approach. Older streets in Santa Ana and the hill blocks above Pasadena are where this goes wrong most often.
Some things never go on a truck, and finding that out at 8am costs you an hour you do not have. Propane, gasoline, paint, pool chemicals, aerosols and open liquids stay behind. Los Angeles County runs household hazardous waste events for exactly this, and Orange County has its own collection centers. Appliances travel with everything else, though we do not disconnect or reconnect them, so book a plumber separately if the washer is coming.
Handing the keys back so the argument stays short
Hand the keys back with a record, because on an early exit the paperwork is the argument. Everything below takes under an hour and it happens while the crew is still on site.
Photograph every room empty, floors and corners included, with the date on the file.
Read the gas, water and electricity meters and write the numbers down.
Return every key, fob, remote and mail key the building issued. A missing fob is a real charge nearly everywhere.
File the change of address a week early, and give the landlord a forwarding address in writing even if you already put one in your letter.
Then clean it, and clean it properly. Consider two identical units, both handed back the same week: the one that shows well gets photographed and listed, and the other waits for a contractor. The deposit is a separate fight with its own deadline, and the photographs you take on this one afternoon are most of your side of it.
Get the date on the calendar
Get the date booked and the rest of this plan has room to happen. Call (818) 391-8215 or send us both addresses, and say plainly that you are leaving early. A short runway changes how we staff a job, not whether we take it.
AG Moving&Storage is a family-owned local mover working across Los Angeles and Orange County, licensed as USDOT 3610341 · CAL-T192465 · CA 602741 · MC 1525501. There is more about us on the site. We would far rather hear about the narrow street and the second-floor walk-up now than discover them on the morning.
Frequently asked questions
How much does it cost to break a lease in California?
That depends on your lease and on how fast the unit re-rents, and it is a legal question rather than a moving one. Read the state's own housing pages, or ask a tenant service, before you agree to any figure your landlord names. What we can put a number on is the move itself, in writing, before anyone lifts a box.
Do I have to pay the early termination fee printed in my lease?
An early termination fee is the flat sum some leases name as the price of leaving early. What it means in your own case belongs with a tenant service or an attorney, not with your moving company. Keep the lease, the fee clause and every message about it in one place while you sort it out.
How fast can movers empty an apartment?
Two movers with a 24-ft truck typically clear a one-bedroom in three to six hours, door to door, and a two-bedroom takes most of a day. Loading is rarely the slow part of a lease break. The calendar is: month-end Fridays and Saturdays across Los Angeles and Orange County book out first, so take a midweek date if your notice allows one.
Where do my things go if I have to leave before the new place is ready?
Into storage between the two addresses, handled by the same crew that loads you. We collect, hold and redeliver on the date you name, so you never rent a unit or drive a truck yourself. Quote the storage and the move together and the whole gap sits in one written figure.
Should I clean the apartment if I am leaving early?
Yes, and clean it sooner than you would on a normal move-out. A unit handed back clean is easier for the landlord to turn around, and the photographs you take of it empty are most of your side of any deposit argument. Empty first, clean second, photograph third, all in the same week if you can.
