A certificate holder is the party the page is addressed to, and adding one is a typing job at the broker's desk. An additional insured is a party brought inside the mover's own policy, which the insurer has to endorse. A waiver of subrogation is a promise that the insurer will not later pursue the building for what it paid out, and it usually needs an endorsement too.
The practical difference is the calendar. A name in a box happens the same week. An endorsement is a decision at an insurance company, and nobody turns one around on a Friday afternoon for a Saturday move. Some buildings go further and want a copy of the endorsement itself rather than a tick on the certificate. Ask which, once, at the start.
